The SA Govt has announced a neighbourhood in Adelaide exclusively for first homebuyers. It’s the first of its kind in the country.

This week, the South Australian Government announced the development of a first home-buyers-only neighbourhood in northern Adelaide.

Plots of land will go on sale over the next 18 months, ranging in price from $185,000 to $370,000. Buyers can choose from a range of display homes or build their own.

It comes after the Opposition criticised the number of affordable homes on sale in Adelaide at the moment.

Here’s what you need to know.

First homebuyers

In 2020, the Federal Government introduced a scheme allowing first-home buyers to purchase a property with a 5% deposit, instead of the usual 20% required by banks.

Initially, eligibility for the program was limited by income, and the number of places available each year was capped. In October 2025, the Government removed those limits.

Property price caps still apply depending on location, up to $1.5 million.

Neighbourhood

This week, SA Premier Peter Malinauskas announced a new scheme that will see a dedicated first homebuyers’ neighbourhood in northern Adelaide.

A precinct within the existing‘Playford Alive’ development has been allocated for first homebuyers, with land ranging from $185,000-390,000.

Around 30% of plots will be capped at a maximum sale price of $259,000.

Playford Alive includes existing infrastructure including shops, medical facilities, schools, parks, and public transport.

As well as the Federal Government first homebuyers scheme, SA first homebuyers can also access $15,000 grants and are exempt from stamp duty on new builds.

SA Treasurer Tom Koutsantonis said the Government is “pulling every lever we can... to help South Australians into home ownership”.

This week, property analysis Cotalitycompany released its national Home Value Index.

In the 12 months to May, property prices in Adelaide grew by 12.3%.

Opposition

On the weekend, Shadow Housing Minister Josh Teague said SA housing prices are unaffordable,citing data from Domain.

According to Domain’s 2026 First Homebuyers Report, propertyprices in Adelaide have increased by 159% over five years.

“The Premier promised to unlock affordable housing, but the reality is there are simply not enough homes available in the price range ordinary South Australians can afford,” he said.
